Modbury Pre-Application Engagement

Overview:
A small historic market town with a proactive community, Modbury is east of Plymouth in South Hams. Place Studio were appointed to manage the pre-application community engagement for an allocated site on the edge of the town for around 85 dwellings. The client objectives were to arrive at a quality, locally responsive developments through community involvement in the design process right from the start.

The engagement process broadly followed a locally agreed approach of an integrated programme of activities to engage a wide range of people to generate results to feed into and shape evolving analysis and design work.

Outcome:
A particular success of this project was the use of community-generated sketches in workshop sessions. These sketches were combined by Place Studio to produce an overall site sketch to illustrate spatial key community aspirations for the site. The design team was then able to take this information forward very clearly into design proposals.

The final masterplan submitted to the District Planning Authority illustrated clearly how the pre-application engagement is embedded in the design approach. Many local people commented on how they could see their input respected in what was generally regarded at the final drop-in sessions as a locally responsive proposal.

Planning permission was granted Summer 2015.
